YOUR AGENT. YOUR QUESTIONS. YOUR DECISION.

Before you tour, let’s protect your options.

01 / FIND YOUR FIT

Start with the place.
Then the floor plan.

Use West Houston as your starting point, then compare the western and northwestern communities that fit your commute, timing, and budget. A mailing address alone won’t answer every question.

01

Katy

Compare the exact lot, taxing districts, commute, and included features across your shortlist.

Explore Katy ↗
02

Fulshear

Look beyond a model-home payment quote. Ask which district taxes apply to the finished home.

Explore Fulshear ↗
03

Richmond

Build a side-by-side comparison of the builder’s contract, concessions, and inspection access.

04

Cypress

Include the northwest corridor when it fits your destination. Test the actual drive at your travel time.

Buyer representation ↗

Community availability and school assignments must be verified for the specific address. Check flood information with the FEMA Map Service Center and discuss insurance with your insurer; a map is not a guarantee against flooding.

02 / CHOOSE YOUR PATH

Two ways to buy new.
Different decisions.

A / QUICK MOVE-IN

More to see. Less to select.

A completed or near-completed home lets you evaluate the actual layout and finishes. Confirm what remains unfinished, the realistic closing date, inspection access, and incentive deadlines.

Bring:

Your move deadline, lender preapproval, and a list of must-haves.

B / TO-BE-BUILT

More choices. More planning.

Choose the lot, structural options, and finishes before construction advances. Set an options budget, understand deposits and change-order rules, and leave room for delays.

Bring:

A lot shortlist, an all-in budget, and a backup plan for housing.

03 / FROM FIRST QUESTION TO KEYS

Your next move,
in the right order.

The sales office works for the builder. Your buyer representation should help you evaluate the choices, document the terms, and keep the process moving.

  1. Define your priorities

Decide on location, timing, and a comfortable ownership budget. Next: bring your move date and must-haves to a planning call.

  2. Prepare before touring

Discuss representation and compensation, then confirm each builder’s registration process. Next: coordinate the first visit with your agent.

  3. Compare the complete offer

Request the price, lot premium, options, concessions, lender conditions, and deposit terms in writing. Next: compare matching Loan Estimates.

  4. Review before committing

Understand deadlines, financing provisions, delays, and cancellation terms. Next: ask a Texas real estate attorney about legal questions in the builder contract.

  5. Track construction & closing

Agree on independent inspection access and milestones. Next: document repairs, review closing figures, and arrange the final walkthrough.

  6. Settle in & follow through

Keep your warranty documents and submission deadlines. Next: calendar maintenance and any inspection before applicable warranty deadlines.

04 / LOOK BEYOND THE BASE PRICE

What could the
monthly cost be?

Choose a city and neighborhood to fill a published tax-rate estimate, then adjust your home price and financing. Add insurance, HOA dues, and mortgage insurance to compare the full monthly picture.

CHOOSE YOUR COMMUNITY

Manual planning rate. Select a city and a listed neighborhood to fill the total tax rate automatically.

Rates vary by section, school district, MUD, and tax year. These are published planning snapshots, not live address lookups. Verify the exact lot before relying on an estimate. Your tax field stays editable.

Check if this will be your residence homestead and you qualify for the full exemption: VA 100% disability compensation with a 100% disability rating or individual unemployability. Estimates $0 property tax for a full year of eligibility. Apply with your county appraisal district and confirm the effective date and lender escrow treatment. Insurance, HOA dues, and other costs still apply. Texas Comptroller eligibility guidance ↗

ILLUSTRATIVE MONTHLY TOTAL

$3,709
Estimated property taxesBefore exemptions · based on entered home price

Editable assumptions, not a rate quote, tax assessment, preapproval, or lender disclosure. Taxes use price × entered rate before exemptions unless the qualifying full disabled-veteran exemption is selected; assessed value may differ. The exemption option models a full eligible year, not closing prorations or lender escrow requirements. Model the completed home, not a land-only bill. Excludes closing costs, utilities, maintenance, separate flood insurance, special assessments, and any loan-specific upfront fees. Enter flood premiums with insurance if needed. Does not model temporary buydowns or adjustable rates.

Ask for two Loan Estimates.

Compare the same loan structure and timing. An incentive can come with conditions; include fees and cash to close in the decision.

CFPB comparison guidance ↗

Price cut or rate buydown?

The answer depends on the actual loan terms and how long you keep the loan. A temporary lower payment has an end date.

The questions worth asking.

Selected Barker Group guides for the moments that matter. Dates, illustrative scenarios, and builder policies in each article deserve a fresh check for your purchase.

07 / STRAIGHT ANSWERS

Before you sign.

Good questions belong at the beginning.

When should I contact an agent for a new construction home?

Contact your agent before your first model-home visit or builder inquiry. Registration policies vary by builder and community; confirm the process before touring.

I already toured a model home. Can Niky still help?

Possibly. Share the builder, community, date, and any registration confirmation. Niky can ask the sales office what representation and compensation arrangements it will accept. Acceptance is not guaranteed.

Who pays my buyer’s agent?

Compensation is negotiable and depends on your written buyer agreement and the builder’s offer. Confirm the amount, who pays it, and any buyer responsibility in writing before committing.

Is the builder’s preferred lender always the best option?

No single lender is automatically the best fit. Compare Loan Estimates for the same home, loan type, down payment, and lock period. Include incentive conditions, fees, cash to close, and longer-term costs.

Should I arrange an independent inspection on a new home?

Discuss independent inspections with a qualified inspector before signing. Confirm access and timing with the builder, including available construction phases, a pre-closing inspection, and any warranty-related review.

Are the prices, rates, or tax figures on this page live offers?

No. Calculator defaults and neighborhood presets are editable planning estimates, not quotes or current market offers. Builder availability, incentives, financing, taxes, and insurance require verification for the specific home.
